why is “you are” the correct form of the verb “be” instead of “you is”, when you is a singular word?

Because “you” is plural. Earlier English had a singular thou, but now that we are stuck only with “you”, you’re plural even if there is only one of you.

The word “you” originally referred strictly to the second-person plural. When the second-person singular form “thou” was abandoned, “you” absorbed its functions.

you is the same for subject and object, singular and plural. there is no neuter singular possessive form.
